The buyer for your home may not have been looking last week. They may not even have been ready yesterday. But today, something may have changed.
That perspective is especially important in a challenging market.
It has become more difficult than ever to get meaningful feedback after showings. Sometimes it is difficult just to get the showing broker to arrive on time—or to show up at all. Sellers and listing brokers are often left wondering what buyers thought, what could be improved, and what might make the property feel “just right.”
We study the market. We adjust the presentation. We evaluate pricing, condition, photographs, staging, accessibility, and buyer response. We do everything possible to position the property for success.
But real estate is not always a perfect formula.
Sometimes the right buyer simply walks through the door and feels an immediate connection.
They can picture their furniture in the rooms. They imagine having coffee on the patio, celebrating holidays in the dining room, or building a life in the neighborhood. The features that another buyer overlooked may be the exact features this buyer has been hoping to find.
That happened to me recently.
After navigating the uncertainties of today’s market, the right buyer came along—and the connection was there. It was not about convincing someone to love the property. It was about bringing the property and the right buyer together at the right time.
That is the part of real estate that statistics cannot always measure.
Marketing matters. Pricing matters. Preparation matters. Persistence matters. But timing and connection matter too.
A home does not need to appeal to every buyer. It needs to appeal deeply to the right one.
And that buyer may have just entered the market today.
